• We act as independent property advisors, facilitating project discovery, builder consultations, scheduled site visits, and purchase guidance for verified residential and commercial developments across Chennai and Tamil Nadu.
• We do not act as the property developer, seller, or legal deed executor unless explicitly specified in writing. All sales agreements, allotment letters, and sale deeds are executed directly between the buyer and the respective developer/landowner.
• Our property advisory and home buying assistance services on featured new-launch and under-construction developer projects are provided with zero brokerage to homebuyers, unless a distinct bespoke mandate is signed for secondary market/resale advisory.

3. Information Accuracy & Project Disclaimers

While we make diligent efforts to maintain up-to-date and accurate information regarding property prices, specifications, floor plans, approvals, and completion timelines:

• Project details, pricing, unit availability, specifications, and payment schedules are subject to change by developers without prior notice.
• RERA registration numbers, approved plans, and sanction details displayed on project pages are collated from respective developers and official TNRERA portals. Prospective purchasers are advised to independently verify all documentation with the developer and legal counsel before executing financial commitments.
• Floor plans, 3D renderings, walkthroughs, and photographic media are indicative artistic impressions intended for visual guidance.

4. User Inquiries, Contact & Communications

When you submit your contact details through our inquiry forms, price requests, site visit booking, or WhatsApp chat:

• You provide explicit consent for Marutham Prop Consulting and our designated property advisors to contact you via telephone call, SMS, WhatsApp, and email to share property information, schedule site inspections, and follow up regarding your requirement.
• This consent overrides any registration on the National Do Not Call (NDNC) or Telecom Commercial Communications Customer Preference Portal (DND) for communications initiated in direct response to your voluntary request.

7. Governing Law & Jurisdiction

These Terms and Conditions and any disputes arising out of or in connection with them shall be governed by and construed in accordance with the laws of the Republic of India. Any legal proceedings or dispute resolutions shall be subject to the exclusive jurisdiction of the competent courts in Chennai, Tamil Nadu.
